Planning Commission Recommends Permit, for Rural Adams House

BEATRICE – The Gage County Planning Commission has voted 4-0 to recommend approval of a special use permit for a rural home north of Adams.

Jacob Unvert of Lincoln, who said he wants to move back to his home area, needed the special use permit because the home would be within the half-mile setback requirement from an existing hog operation.  Unvert told the commission he’s agreed not to hinder the agriculture operation owner, should he want to expand.

The proposed home on a three-acre site would be 2,300 feet from the hog operation that’s been in existence since 1993…inside the half-mile restriction.  Unvert submitted evidence of an agreement not to oppose any expansion of the hog operation.

One person who owns an acreage in the area opposed the project.  Shad Hemminger says the project would be about 400 feet from his home.  He cited concerns about his property value and the condition of a road in the area, which he says cannot handle the traffic.

The chairman of the commission said the house would actually be about 990 feet from Hemminger’s home.

Gage County Board Chairman Myron Dorn, who lives a mile south of Unvert’s proposed home, spoke in support of the special use permit.

The commission’s recommendation for approval of the permit now goes to the county board, which has the final say on the application.   The new home would be located in section 15 of Adams Township.
